Cody Sperber real estate program


Our review of Cody Sperber - known in some circles as "The Clever Investor" has specialized in "wholesaling" (assigning), though it appears he also delves into other methods of investing. There are two strategies for wholesaling - one legal, the other not so much. There have been reports that Mr. Sperber's method may be the latter. A full discussion on the two different methods is found here. It has been reported that the method taught by Mr. Sperber may be the one that has legal issues in many places, though we cannot say with certainly other than some states do appear to have legal restrictions on his method.

While it has been a task to find out what Cody Sperber charges for his instruction, the initial cost is $297.00 for the basic info. As with most other "gurus", that is only the beginning - representatives are known to pressure people into "upgrading" to other offerings such as mentoring. For that, we have seen claims that the cost can range from $5,000-$14,000, and could go as high as $39,000 (just like Than Merrill's FortuneBuilders, or Armando Montelongo) which is reminiscent of an Old West Medicine Show where folks are offered a teaser which primes them for the hard sell. In any case, we believe such costs are unconscionable - and unnecessary, since there is at least one program that provides mentoring by professional investors at no cost (see below).

It must be mentioned that The Clever Investor does have an A+ rating at the Better Business Bureau in spite of nearly one in four "reviews" is a complaint. This is not unusual with the BBB, as it only takes a response to a complaint to get and keep such a rating. Some of those complaint revolve around not getting the level of services promised, and being pressured to cash in a 401k, or sell other assets to raise the necessary funds.

"I actually looked into this about a year ago. I spoke with one of their advisors and was told they have 3 packages. One cost 5,000, I think the second level was 15,000 and the final level was 39,000. With the highest package, Cody will actually help you close a deal. What I found scammy is that the sales man, while being polite, asked me to mortgage my house, borrow as much money from my friends and family, take out a loan and cash in my 401k to get the 39k.
